Identifying Possible Plumbing Issues
There are areas of the plumbing system that should be monitored as part of a regular home maintenance program. Defective items can cause serious moisture damage, as well as mold issues, all of which can be very expensive to fix. There are three areas that I feel are most important to check regularly - these include the water shut-off valves, drain lines and toilets.


Water shut-off valves are located below sinks and next to the toilets. You should view these valves at least twice a year. It is common to see corrosion build-up where these valves connect with the water supply lines. If not addressed, this can eventually lead to water leaks. A leak on a supply line can put a large volume of water in the house in a very short period of time. If you see any corrosion around these valves, make sure you have a plumber comment further.

Drain lines can be a very serious problem. The main reason is that you could have a leak on a drain line for a long period of time before you realize you have a problem. When you have moisture in the house for an extended period of time you will almost always have mold present. It is well worth the time to examine the drain lines twice a year to insure that you have no leaks. Remove all the items in the cabinets and examine the floor. Make sure that you don’t see any moisture stains. You need to run water in each sink and examine the drain pipes to insure that you do not see any water dripping.

When you flush the toilets you are removing contaminated water from the home. The toilet sets on a wax ring that seals the connection between the toilet and the drain line. You should carefully attempt to rock the toilets in all four directions, to make sure that they are properly secured. If they do move, then the seal at the wax ring might be compromised. If the contaminated water from the toilet is leaking into the home it can be a breeding ground for mold.

Checking all of these items throughout your home with regularity can identify any possible plumbing issues or leaks and save you further problems later on. Always consult with a licensed plumber if you have any problems or questions.
