Maintenance For Heating & Cooling Systems
The most important responsibility of home ownership is the maintenance of your home. As I work throughout the Valley as a Certified Home Inspector, it's very clear that people just don't do enough to maintain their property. First, most people don't know what they are supposed to do. Second, the list of items that should be completed is quite long and really does take some effort to stay on top of. Over the next several months we will be going over some home maintenance items so you will have a better understanding of what to do, and when it should be done.




With the hottest months coming, it only makes sense to start with the heating and cooling system. It's very easy to neglect having this system maintained since we tend to just set our thermostats and go about our business. What you must realize is that it is the most expensive piece of equipment when it comes to utilities and replacement cost. Therefore, it is certainly worthy of a little added attention.

The most important factor is to keep the system clean. Clean filters and air ducts improve the performance of the system and help maintain a healthy environment within the household. Dirty air ducts can be a breeding ground for allergens which can adversely affect the health of small children and older adults. It is recommended that you change your filters monthly or every 90 days if you buy higher quality filters. Keep a watchful eye on your register covers as they can quickly pick up dust and dirt.

You should have a heating and cooling specialist service your system in the spring before the heat of summer and again in the fall. The older the system the more important it is to have these regular check-ups. A specialist can uncover minor problems that you would not be aware of. A little preventative maintenance will go a long way in saving you time and money.
