Las Vegas area is considered “ground zero” for the real estate bust and is often the focus of many articles and news reports. Depreciation, foreclosures, and short sales have been the “norm” for several years. However, among all the negative press there are signs that we may be, finally, in some recovery. First, our rate of depreciation appears to be abating. According to the Federal Housing Finance Agency, which measures depreciation on all re-sales in metro Las Vegas, our year or year rate of depreciation “peaked” in the 4th quarter of 2008 at -33.77%. As of their last report, 3rd quarter of 2010, the rate of depreciation in our market declined to -8.38%. Although this is still negative, the decline is slowing which is a good thing. In addition, Marketrac lending reports shows homes are still selling in our market! For the year 2010, there were 27,574 homes sold in the metro Las Vegas market for over $4.4 billion in sales.

Since my husband and I relocated from Illinois to Boulder City in 2003, we have seen the market change, but not with the same impact as in Las Vegas.

I have been in the Banking and Mortgage industry for 21 years. I have worked in many different areas including processing, underwriting, and originating. I have been working with the same group of people for 7 years.
